What is a Portfolio Mortgage?

A Portfolio Mortgage allows landlords to consolidate all of their buy-to-let properties under a single mortgage account. Instead of managing separate mortgages with different lenders for each property, a portfolio mortgage enables you to work with one lender, making just one monthly payment for the entire portfolio.

Typically, the portfolio is registered as a limited company, and its finances are managed in the same way as any other business. While a portfolio can technically consist of just two properties, most lenders consider four properties as the minimum to qualify as a property portfolio.

Portfolio mortgages were introduced to give landlords greater clarity and simplicity in managing their buy-to-let finances. Instead of handling multiple mortgage statements, a portfolio mortgage provides a single monthly statement and payment. It’s a convenient option, but it’s not mandatory—landlords can choose whether or not to opt for this type of mortgage.
